Deciding to sell your home is a difficult decision to make. But, taking the steps to get it ready and listed is even harder. Many people put off actually selling their homes for fear of the process being too much work, or even financial worries. “My home needs too many repairs.” We hear this one often. If sellers have an older home and the appraisal highlights a long list of repairs, some sellers can develop cold feet. Typically people find this “to-do” list overwhelming, and may be wary to spend the money up-front without the guarantee of a return on investment.

A word of advice- you don’t have to repair every issue in your home! While buyers love purchasing a top-notch, move-in-ready home, you don’t have to fix everything in order to appeal to buyers. As long as you’re upfront about needed repairs, the right buyers will come to you. Instead, focus on the projects that will add the most value to your home, and that make the most impact on potential buyers. Talk to your realtor about what repairs you should focus on, as to maximize your profit.

“Selling a home is a lot of work.” From packing and staging your home to keeping track of routine showings, some sellers worry about the day-to-day tasks that come along with putting your home on the market. While this can be true, ensuring you have plenty of time to prepare is key. Create an organizing/cleaning schedule to stick to, so you’re not stuck with preparing your house for a showing all in one day.

“My home will take forever to sell.” Homes that stay on the market for a long time often have major structural issues or are simply priced too high. When you make the decision to sell, contact a professional realtor right away to begin assessing your home, and land on an appropriate price that attracts buyers and maximizes your profit. Realtors will have special insight into the local markets, and an understanding of what the people want. When a home is priced correctly, it will sell!
